Re-Development of Industrial and Commercial Centers

Huntington
is an expert in problem solving and redeveloping distressed properties.  As evidenced by premier property Canal Place, located in Akron, Ohio, Huntington Group’s unique abilities transcend traditional real estate development.  Earning the Arthur D. Little Award for Excellence in Economic Development  in 1991, Canal Place is a model for redevelopment having revitalized a vacated and deteriorating BF Goodrich tire factory into a thriving office and commercial center.   Today, Canal Place houses well-known tenants such as Bank One, Time Warner and AMR.  The Wall Street Journal featured Canal Place as a centerpiece and initiator of a re-born downtown Akron, a city complete with a new baseball stadium and restaurants, once again becoming a destination in the Midwest.

In addition to Canal Place, Huntington Group has participated in the successful redevelopment of:

  • International Park, turning a 1.5 million square foot former International Harvester truck manufacturing plant into a thriving mixed use facility

  • Springdale Beltway Center, turning a 600,000 square foot former Kroger manufacturing facility into a robust retail center featuring Dave & Buster’s, Mars Music, Golf Galaxy and Ashley Furniture

  • Corsicana Commerce Center, turning a 400,000 square foot former Anchor Glass manufacturing plant into a large distribution center with anchor tenant Pactiv Corporation

Land Holdings and Development

Huntington
has extensive land holdings in key regions within the United States and Costa Rica.  Huntington is an expert land developer that deals effectively with all issues related to land development including planning, entitlement, roadways, water, electric, and community relations.  Huntington’s principles have ownership in or participated in the development of:

  • 12,000 acres in Albuquerque, New Mexico.  Known as Mesa del Sol, this land holding is the largest contiguous raw land acreage within any major city in the United States.    Along with partner Forest City Enterprises, this area is being planned as a “city within a city” and will be home to thousands of residents, along with numerous businesses and recreational facilities.  This revolutionary planned development, already home to technology company Advent Solar, will be home to Culver Studios, who is currently building a state of the art move studio on 50 acres.  The studio is expected to open in spring 2007.
  • 200 mixed-use acres in Hesperia, California.  Located in the heart of California’s largest growth area, and with extensive freeway frontage on Interstate 15, this site is currently being planned as a large mixed-use shopping district and residential center.
  • 350 acres in Riverside, CaliforniaKnown as MarchGlobalPort, this commercial air cargo development site is located on the March Air Reserve Base.  March’s coalition of area developers and builders has launched this modern air cargo hub by constructing two major facilities: a 225,000 square foot distribution building for Phillips Electronics, and a 305,000 square foot mail sorting facility for DHL.  Further development of this site is anticipated in the next few years. 
  • 2,000 acres in El Paso, TexasKnown as Paseo del Este, this land holding is located in a key growth region on the east side of this gateway Texas city.  In partnership with Forest City Enterprises, Paseo del Este is being planned as a mixed industrial, commercial and residential center.
  • 40 residential acres in Escalaras and Uvita, Costa Rica.  Located in a beautiful mountainous region of this tropical country, this land has some of best forest and ocean views in the world.  This land is being planned as residential communities, incorporating principles of preservation and sustainable development.

Affordable Housing

Huntington is an expert in building Class A affordable houses and providing a bridge from buyer to low-interest loan opportunities.  On over 4,000 acres of land in eastern El Paso, Texas, Huntington Group and its affiliated companies B&G Land Management and Vista Serena Homes, construct over 200 affordable houses per year.  Since the program’s inception in 1997, the group has provided safe, well-constructed affordable housing to over 1,500 families.  Huntington and its affiliates have assisted qualified families in utilizing various financial programs that provide low-interest loans.  These financial programs include the following:

  • U.S.D.A. Rural Development

  • VA; FHA; Fannie Mae; and conventional loans

  • Down Payment Assistance (DPA) partnerships
